Prior to committing to the installation of new windows, it’s wise to confirm whether the window contractor is installing insert windows or performing full frame window replacement.  While insert windows are a cheaper application, full frame window replacement affords the contractor the ability to inspect the rough opening of the windows to verify whether there are spots prone to air and water infiltration.  Insert window installation also creates a scenario where less visible glass is present, restricting the amount of natural light that filters into your home.  Many new house windows are custom manufactured to encourage sound reduction, which is particularly beneficial in densely populated areas.  Sound reduction is assisted by the foam insulation in the frame, the glass pack, and the distance between the panes.

When selecting a front door, it’s wise to understand the pros and cons of popular materials.  Woodgrain stainable steel doors offer the aesthetics of wood without the maintenance.  However, they can be dented, so it’s imperative to select a quality door.  Fiberglass doors are also a popular option because of their longevity and aesthetics.  However, a drawback is that they can take more effort to close.  Closed cell spray foam insulation is used in both steel and fiberglass doors, giving them similar R-values.

Algae and moss growth on a roof is not only unsightly, but it can also lessen the lifespan of the shingles. Roofs that have substantial oak tree coverage and are frequently shaded are particularly vulnerable.  A temporary solution is specially designed cleaners offered at many home improvement stores.  Once the roof has been cleaned, it’s wise to install zinc strips at the peak of the roof and along the ridge cap.  Zinc strips are a piece of galvanized steel coated in zinc.  When water hits the zinc, it oxidizes, preventing algae growth. When it comes time to replace the roof,  GAF Timberline Ultra HD® asphalt shingles manufactured with StainGuard Plus™ Time-Release Technology which provide a 25-year warranty against blue-green algae discoloration can be an appealing option.  In addition, the shingles are accompanied with a 50-year, non-prorated warranty that covers both labor and materials.

In order to make your roof last as long as possible, proper attic insulation, ventilation, and attic air sealing are needed.  The goal should be to have enough insulation to get to a minimum of R-50.  A good rule of thumb for ventilation is 60/40 push to pull so there is enough intake that hot air is able to exit the attic so that ice dams cannot occur.

Here in the Midwest, homeowners appreciate outdoor living and take great pride at creating exterior spaces to relax and entertain in when the weather allows.  When it comes to decks, homeowners overwhelmingly opt for maintenance-free options over wood.  Now more than ever, decks with outdoor kitchens, built-in shade, and multiple levels are being requested.  The execution of a custom deck takes extensive planning and it’s wise to start the process several months before construction is planned.  Several meetings with your contactor are highly probable in order to solidify material, railing, design, and footings.  A new deck can last up to 30 years, so it’s wise to do your due diligence in the planning stages.
