For homeowners looking for ice dam remedies, metal roofing can seem like the ideal option because of its snow shedding abilities.  However, in many scenarios, new asphalt roofing in tandem with updated insulation can come in at the same price point as a brand new metal roof.  

Learning this, many homeowners gravitate towards GAF asphalt roofs because they are accompanied with a 50-year, non-prorated Golden Pledge® warranty on labor and materials, which is lengthier than the 35-year finish warranty that accompanies metal roofing.  GAF roofing can come with the warranties they do because of the amount of asphalt within the shingles, the proprietary glue that GAF uses, and the installation techniques GAF requires.

Prior to hiring a roofing contractor, it’s important to understand the warranties they provide.  Proceed with caution when working with a roofer that offers a time of incident or time of purchase warranty, as the warranty will cover what you paid for the roof, not what the future costs will be should it need full replacement.  It’s also wise to verify if your roof’s warranty will transfer to the next owner of your home, something a potential homebuyer will likely inquire about.

Window Projects

Homeowners looking to upgrade to their windows to an aesthetically pleasing, energy efficient brand often find an optimum match with Infinity® from Marvin Windows.  They’re manufactured using EverWood® interior finish, which provides the look of wood without the maintenance.  Everwood® can be custom stained to match a home’s preexisting woodwork.  Another option are SeasonGuard windows, which are exclusive to Lindus Construction.  They come with faux wood on the inside that come with five different colors that can be used to complement woodwork within a home.  

In many instances, homeowners are opting for new trim packs on the inside that are stained to match the windows.  Both aforementioned options provide the optics of wood, while foregoing the routine staining and sealing that wood windows require to keep them looking their best.

Prior to committing to a contractor for replacement windows, clarify whether they offer full frame window or insert window installation.  With insert windows, all that is removed is the window sash, which is the operating part of the window.  For example, if it’s a casement window, the part that cranks out to the outside is the part that is removed and replaced.  The new frame goes on the inside and gets sealed there.  With insert window replacement, a contractor cannot address the window’s weatherstripping or insulation.  This leaves the window vulnerable to air and water infiltration.  While insert windows are cheaper than full frame window replacement, the result is less reliable.
