The Sterling Twin Homes Homeowner’s Association is no stranger to storm damage roof repair. Six years ago, all 17 buildings in the association needed hail damage roof repair. This year, hail again ravaged this area of the Twin Cities, and the homeowners were again faced with roofing insurance claims for storm damage. In addition, the gutter systems on the townhomes were creating more problems than they were solving. The townhome association turned to the storm damage restoration contractors of Lindus Construction for advice on how to proceed. Here’s how we were to address both problem areas.
Roof Replacement
Many people are surprised to learn that roof shingles come in a variety of thicknesses. How thick the shingles are determines the likelihood of them being able to withstand hail damage. For this project, the homeowners agreed that it made sense to upgrade to Class 4 impact-resistant shingles, which are the type least likely to need roof storm damage repair.
Timberline® AS II Shingles
Timberline® AS II Shingles were chosen for this roof replacement project. These GAF roofing shingles can lower homeowner’s insurance premiums because of their durability. In addition, they offer enhanced curb appeal because of the unique shadow bands that are applied during the manufacturing process. This gives this type of roof shingles stunning depth and dimension. Gutter Installation
The house gutters throughout the association were open style. Open style gutter systems can often leave homeowners disappointed because they are prone to clogging. Not only were the house gutter systems in the association clogging, but their troughs and downspouts were smaller than recommended. This was leading to overflow issues around the home’s entryways. A final concern with the gutter systems was their lack of performance was causing damage to retaining walls throughout the association. Without getting to the root of the gutter drainage system problem, it did not make sense to replace the retaining walls.
