How to Choose Between Reroofing vs. Roof Replacement
Oftentimes when potential clients call Lindus Construction for a roofing estimate, they’ll indicate that they are unsure of whether their home needs a roof installation or repair. We assure them that having a professional provide them with an estimate is the best way to determine the lifespan left on their roof. Are you questioning whether it’s time to have your roof accessed? Here are some ways to identify whether a roof repair or complete replacement is needed.
Water-Stained Ceilings
Should you find water stains on your ceiling, it’s an indicator that your roof is either leaking or your home has an issue with condensation. Causes can include shoddy underlayment or poor ventilation. Water stains should be evaluated on a case-by-case basis. Do note that it is senseless to repaint water-stained walls until you can pinpoint the reason why your roof is leaking, as the staining will continue to happen.
Roof Shingles Curling
Curling shingles happen on the corners where the edges bend upward or underneath themselves. Three reasons shingles curl are:
- Improper installation
- inadequate attic venting
- Defective product
Whatever the reason, an entire roof comprised of curled shingles cannot act as an effective barrier against nature’s elements and the home most likely needs a roof repair.
Buckling Shingles
Explanations for why this may happen vary from underlayment not being laid correctly, new shingles being applied over old ones and roof decking installed incorrectly. Depending on the extent of the roof buckling, it’s possible for this to be repaired. However, consult with a professional to determine the underlying cause of the problem. Without a proper diagnosis, this issue will continue to present itself.
Asphalt Shingle Blistering
Inadequate attic ventilation, excessive temperatures or high humidity are all reasons this can happen. It’s a signal that a new roof is needed since the current roof will be unable to withstand Mother Nature for much longer. In this case, a repair just isn’t going to cut it.
Shingle Granule Loss
Asphalt shingles are covered in granules in order to extend the lifespan of the roof. The granules serve as an additional barrier against nature’s elements. Over time, you may start to notice granules being displaced into your gutters. This is a signal that your roof is nearing, or has reached, the end of its lifespan and that a full roof replacement should be strongly considered.
Algae On Your Roof
Algae spores are transported through the air. When they land on something, such as your roof, they will latch on and start to grow. In order for your roof to maximize its life expectancy, it’s important to address the algae before it becomes widespread. To eradicate your roof of algae growth, you can have it cleaned (a professional is recommended since algae is slippery and power washing can cause granule loss). Zinc strips can also be placed on your roof to remove algae.
Damaged Flashing On Your Roof
Flashing is metal that aids to protect your roof from water intrusion where your roof meets a wall. The intention of flashing is to defer the flow of water away from the home, rather than allowing your roofing and underlayment to absorb it which can cause water damage. Flashing that has been compromised needs to be replaced in order for water to flow away from, instead of into your home. If the rest of your roof is in good condition, only the flashing needs to be replaced, not the entire roof.

Roof Leak
In many cases, a leak can be addressed without needing new roofing. Leaking is normally a sign that your roof’s flashing (metal that aids to protect your home from water intrusion where your roof meets a wall in your home) needs attention. It’s important to get a leak examined by a professional as soon as it’s noticed. Leaks can lead to a shortened roof lifespan and mold.
