The Differences Between Metal & Asphalt Roofing

Even though the hail storms of this summer should be a distant memory, there are plenty of homeowners that we are still assisting with the navigation of the insurance claim process.  Our clients that have had the most success with fair compensation are those that have a local agent that acts as an advocate for them.  In one puzzling scenario, an adjuster had stated that he would be unwilling to adjust to the new pricing on his software until after we had completed the work.  This situation left the homeowner vulnerable to paying an unanticipated amount out of pocket.  After our team was able to speak with the local agent, she was able to convince the adjuster to reverse his approach so that the homeowner would know the amount of money his insurance settlement would be.

With the temperatures starting to drop, many homeowners are pondering their home’s insulation.  Equally as important to a home’s comfort is attic ventilation.  Addressing ventilation, attic air sealing, and the way the air moves in your home can be as impactful as bringing your attic insulation level to an R-50.

A text message came in from a homeowner wanting to know if a metal roof could be installed in the winter or if the project should wait until spring.  Their primary concern was that the underlayment may not seal properly in 20° weather.  Andy’s reply was that the roofer needs to take the proper steps in order for the project to be completed correctly so that the roof does last as long as possible.  The biggest difference between metal and asphalt roofing underlayments are the types of fasteners being used.  The type of ice and water shield used is the same whether the roof is asphalt or metal.

Another caller had a follow-up question wanting to understand the pros and cons of metal vs. asphalt roofing.  He was drawn to metal roofing because of the ability to save on labor costs by not removing the asphalt shingles before applying the metal roof.  While technically this can be done, it not best practice.  The removal of old roofing materials allows a roofing contractor the ability to fully inspect the roof deck for any weak areas or rot.  Additionally, failing to remove preexisting materials adds more stress to a structure because the second layer of roofing adds substantial weight.

Aesthetically, a metal roof installed over an asphalt one never looks as beautiful as a roof that’s had a complete tear-off. In terms of resale value, a new roof is an attractive option to a potential buyer.  In terms of warranties, the GAF asphalt roofs Lindus Construction installs are accompanied with a 50-year, non-prorated warranty which is stronger than the warranty that accompanies metal roofing.  While most buyers are accepting of an asphalt roof, others are less excited at the prospect of a standing seam metal roof.  In terms of cost, a metal roof can be nearly double the cost of an asphalt roof.
