Upon the passing of their mother, Sandy and her brother inherited her Northeast Minneapolis home in the Waite Park neighborhood. Their intention was to find a purchaser for the property, but they knew that significant improvements would be needed in order for the 1940’s bungalow to attract a buyer. Their list of improvements was substantial. The electrical wasn’t up to code. It needed new insulation and ventilation which was leading to ice dams in frigid Minnesota temperatures. Some of the bricks in the wall of the single stall garage had begun to crumble and the structure was beyond repair. A newer and larger one would be needed to make the home attractive to potential buyers. Another downside to the brick house was that it had four bedrooms but only one bathroom, something that would be a difficult objection to overcome.

When it came to choosing materials for the project, Sandy appreciated her project manager’s consultative approach. On the garage and dormer, she wanted a low-maintenance material that matched the home’s current brick and stone front. A combination of chocolate colored LP® SmartSide® and bricks from the previous garage were used to side the garage and allow it to complement the home. Brown metal roofing was used on both the dormer and the garage roof in order to provide a unified look. To address the ice dam issue, we utilized spray foam insulation.
