An alarming trend in the realm of real estate is the number of homes that are being purchased without an inspection.  Many times, this leaves the new buyers having to spend thousands of dollars on home upgrades as soon as they move because there are so many areas of the home in need of repair.

Homeowners that see dark spots on their roof are often worried that these spots signal granule loss.  However many times, they are just spots where algae has grown on the roof.  To remove the dark spots, the roof can be treated with chemicals.  In addition, a zinc strip can also be installed at the peak of the roof.  GAF also manufacturers shingles with copper in them to ward off algae growth.  Areas of the roof that are prone to algae growth are those that are primarily shaded by large oak trees.

Newer roofs with curled edges in a few spots can signal that there was recent wind damage.  This can be a result of the shingles not being properly tacked down when they were installed or that the glue did not fully activate.  On older roofs, curling shingles most often signal that the roof has reached the end of its lifespan.

If roof replacement is needed, homeowners can be overwhelmed with the decision of hiring the right contractor.  When getting any type of work done, it’s best to keep as much emotion as possible out of the decision-making process.  Those that can be patient with their timeline typically end up with a better result.  Homeowners that experience poor results often went with a storm chasing contractor or didn’t follow up on a contractor’s references.  Websites like the Better Business Bureau can allow you to better understand the quality of a contractor’s reviews.  Quality contractors also readily provide their license and insurance information to homeowners.  If homeowners hire a contractor that does not carry insurance and something happens to their home or one of the installers, the homeowners can be stuck with the bill.
